The numbers are in for YTD through 4/9/11. Overall, using the data which
includes contingent, pending , and closed transactions from the CAAR MLS and
comparing 2011 with 2010, the year is really going quite well from a
transaction stand point. Overall transactions are down slightly less than
5% (and remember, no tax credit this year). The brightest spot in the
market place is Nelson county with an increase of 90% compared to 2010.
This is followed by an uptick in Greene County (+10%) as well as Fluvannna
(+3%). The city of Charlottesville is down 24% (but let's remember that the
Cherry Hill Community is now sold out as well as several Condo conversions)
followed by Louisa County which is down 19% (also remember that some of the
townhome product in Spring Creek is no longer available). Albemarle County
was very stable with a down slightly of 6%. Overall, we must be pleased with these numbers through the 1st quarter and
indications are that the market is heating up.
