The numbers are in for YTD through 4/9/11. Overall, using the data which
includes contingent, pending , and closed transactions from the CAAR MLS and
comparing 2011 with 2010, the year is really going quite well from a
transaction stand point. Overall transactions are down slightly less than
5% (and remember, no tax credit this year). The brightest spot in the
market place is Nelson county with an increase of 90% compared to 2010.
This is followed by an uptick in Greene County (+10%) as well as Fluvannna
(+3%). The city of Charlottesville is down 24% (but let's remember that the
Cherry Hill Community is now sold out as well as several Condo conversions)
followed by Louisa County which is down 19% (also remember that some of the
townhome product in Spring Creek is no longer available). Albemarle County
was very stable with a down slightly of 6%. Overall, we must be pleased with these numbers through the 1st quarter and
indications are that the market is heating up.

Fusion

I had the pleasure of attending the 1st Better Homes and Gardens Real Estate convention - Fusion this past week in Las Vegas. One of the guest speakers was Tom Ferry. I have been a fan of his father (Mike Ferry) for years. Tom is a bit edgier and really knows how to get an audience fired up. He talked about the 4 main addictions that hold people back (opinions of other people, drama, The Past, and Worry). Tom has a new book out - Life by Design!
I recommend it!

Deer Lake Estates

I had the opportunity to preview these 2 listings of Todd McGee's (Better Homes and Gardens Real Estate III) in Deer Lake Estates. Both properties are very well maintained and show "well". The 2 story home has a nice fenced yard and has 2,740 sf, 4 bedrooms plus a bonus room. Listed for $379,000.
The single level plan has a split bedroom design with the master on one side and the guest bedrroms on the other side. Listed for $334,000.

Bavaro Hall Celebration at the Curry School of Education at UVa

Last night was the Bavaro Hall Celebration at the Curry School of Education at UVa. Gorgeous new facility at UVa featuring 64,000 square feet, 55 new faculty offices, 10 conference rooms, 5 departmental suites, 4 administrative suites, 4 specialized clinics, 2 state of the art observation rooms, a grand meeting hall, and a student lounge.
Great story about the name of Bavaro Hall: businessman Daniel Meyer gave $23 million in honor of his good friend and history teacher "Wally" Bavaro. Pictured with me is Scott Barton and Mark Bavaro - son of the late Wally Bavaro and former tight end for the New York Giants.

Inverse org chart

At Better Homes and Gardens Real Estate III, we believe in an "inverse org chart". What this means is that our sales associates come first, then our leadership team, and finally, at the bottom, is our senior leadership team. That means as Chairman & CEO it is my job to serve our associates and managers everyday. There is truly nothing I would rather do than help our associates achieve a successful career in real estate - and from time to time that means getting our team together and serving them lunch!
